How long is the turnaround time to hear back for a maintenance request I have submitted?
Typically 24 hours
Who do I call if I lost the keys to my home?
Locksmith or office during office hours, there is a charge for replacement keys.
What should I do if I need to change my locks?
Contact the office, there is a $75.00 charge for lock replacements.
Where do I pick up keys to my property?
At the rental office at lease signing.
How/When do I turn in my keys upon move out?
At the rental office, place in a labeled envelope with name and address on it.
What should I do if I want to paint or make changes to my unit?
Contact the office as it needs to be pre-approved.
Can we install an alarm?
Yes, however any change back to original condition will be a charge to tenant.
Can someone do a walk-through of my new property with me so I can see how everything works?
Please contact the office to coordinate the walk-through.
What day is trash day?
Contact the office or neighbor, as it varies from property to property.
How do I reset a garbage disposal?
First make sure it is clear, second use the manual tool to turn the disposal, if clear then reset the button located on the bottom of the disposal. If that does not work, please contact the rental office.
What is a GFI Switch, and how do you reset it?
Ground Fault Interrupter switch located in kitchens and bathrooms. Two small buttons in the middle of the GFI will need to be reset. Please unplug last item plugged in before resetting the GFI.
Does the house come with pest control?
Most properties have a monthly treatment service, please contact the rental office to confirm and determine when it occurs.
What do I do with the past tenants mail?
Label it “NO LONGER AT ADDRESS, Return to Sender”
Can I break my rental payment in two installments?
No, rent is due in full on the 1st day of the month.
How do I pay and when is my rent considered late? Why did I get charged a late fee? What is the charge if my rent is late?
Rent is considered late when paid after the 3rd day of the month. The late fee charge is 6% of the rent.
Can I pay with a credit card over the phone?
No. We accept personal checks, money orders, cashiers checks.
How do I dispute a late charge?
Contact the rental office, and provide proof of payment.
What do I do if I want to get a pet?
Contac the rental office and pre-apply for a pet if the property accepts pets. If the property does not accept pets then a pet is a no go.
What happens if my pet dies in the middle of my lease?
Please notify the rental office to note on your file. The additional deposit will remain on account until tenants move out.
What do I do if I decide to adopt another pet during the middle of my lease?
Please contact the office to pre-apply using the pet policy document as a guideline.
How do I add or remove someone from my lease?
In order to add an adult to the lease they will need to apply using the application process and must be approved prior to moving into the unit. To remove a current tenant, both tenants need to submit the remove a tenant document and the remaining tenant will need to qualified in order to stay in the unit.
What if my spouse receives orders from the military for a permanent change of duty station?
Please contact the office and provide the orders of relocation.
How do I obtain a copy of my credit report?
Please contact Experian or Equifax to receive your free credit report.
Can I start my move in a day early? Maybe even into the garage?
Once a lease is signed and funds are submitted access to the entire unit will be granted.
Why do I need renters insurance?
This protects you from risks at the property- fire, flood, theft. It is a requirement to reside at a Laughton Properties location.
Why has my rent increased? Why has no one told me or sent a letter stating this?
The rents are reviewed on a regular basis and increases will always have at least a 30 day written notice. The main factors that drive rent increases are increased cost to operate the property- utilities, insurance, maintenance and repairs.
How much notice is needed to renew or terminate my lease?
As per your lease, it is a requirement to provide a written 30 day notice of intention to terminate lease.
How do I terminate my lease early?
Please contact the rental office to coordinate the lease breakage process.
How much will I be charged to terminate my lease early?
Normally the full rent due for the lease term, unless a lease breakage agreement has been made.
What is considered normal wear and tear?
Normal wear and tear would be based upon length of time in unit, each item in the unit has a life expectancy.
Can I be there when the property manager does the final inspection on my property?
The final inspection will be conducted 72 hours after the keys have been returned and without the former tenant in attendance.
How long does it take to get my security deposit back?
We will return the Statement of Deposit Accounting within 21 days after move out.
What do I need to do to get my security deposit back in full?
To maximize the return of a security deposit please follow the pre-move out cleaning instructions. The typical charges are unit cleaning and carpet cleaning. Why hasn’t my deposit been returned to me in full? If a cleaning company has to clean the unit once one has moved out to make the unit rent ready that will be deducted from the security deposit.
How do I complete and turn in my move in inspection form?
Two copies will be provided to you at move in and within a week you should note on the inspection sheet any flaws you find and then submit to the rental office.
My property is advertised that water and sewage are paid for, how come I still have to sign a section of the rental agreement stating that I will pay ALL utilities? Tenant will be responsible for Electric and Gas for the unit. Other utility charges will vary by property.
What if the owner of my property decides he/she wants to sell my property?
The tenant will be notified once a sale process has begun and once the escrow closes.
If the property that I am renting goes into foreclosure, do I still have to pay my rent?
Yes, rent is still due and the rental office will be contacting you to coordinate the payment of rent.
Who retains the tenant’s security deposit?
It is held on account for the owner, until a tenant moves out.
How often should the AC filter be changed and or cleaned?
The HVAC Cental System filters should be changed out quarterly to maximize system efficiency and reduce wear and tear on the system. A wall AC unit filter should be cleaned every quarter as it is used.
